Remodeling permit secured for Imperial Building project

A nearly $1.2 million city building permit for the remodeling of the Imperial Building at 110 Third St. into apartments and new retail space topped new construction activity in Henderson and Henderson County last month.

Imperial Group Ltd. secured the permit and for weeks has had a crew installing framing, which is nearly complete, according to partner Casey Todd. Plumbing and electrical work began this week.

Plans call for 16 apartment-style riverside condos, all with two bedrooms and two baths and ranging from 1,000 to 1,400 square feet, according to Todd. All will feature balconies on both the river and the Main Street sides of the building.

Dunaway’s Pharmacy remains in the Imperial Building, which opened more than 50 years ago as a medical office building. Core Chiropractic is also slated to locate on the river side of the building, and talks are continuing with two other prospective retail tenants, according to Todd.

The completion date is targeted for late February or early March 2023, he said.

In April, Imperial Group was granted a $280,000 commercial demolition permit for gutting the building to prepare for the remodeling that’s ongoing.

One other sizable project was a $200,000 permit issued last month to 42420H LLC for ongoing commercial remodeling of the former bank building at 208 N. Main St. that is being converted into an event venue.

No permits were issued last month for new single-family homes in either the city or county, compared with three in August 2021.

So far this year, permits have been issued for 22 new homes, compared with 37 during the same period last year.
